The Reservoir Group is a private equity firm providing residential real estate investment, development, and asset management services throughout the Southeastern United States. Operating predominantly in Georgia, Tennessee, and the Carolinas, we also have completed projects in Alabama, Mississippi, Florida, and Virginia. Our projects are typically well-located in primary and secondary markets with proximity to top schools, retail options, and employment nodes. With significant experience in acquisitions, project management, and dispositions, TRG professionals have the expertise to manage an asset through its entire investment life cycle. Our experience encompasses a full scope of capabilities from taking a site from concept to completion and having the ability to manage the construction in-house, which provides efficiencies and control throughout the life of the project and beyond.
TRG also focuses on secondary and tertiary markets to find small to mid-cap investments that larger real estate investment firms typically overlook. Our approach starts with examining the macro-economic issues of the national economy and ends with applying a focus on our target markets to identify arbitrage opportunities. TRG’s approach resolves the need for a real estate fiduciary that is vertically integrated and caters specifically to accredited investors who wish to invest in real estate, but either lack the resources to effectively manage the asset, or do not wish to be involved in management.
Investments
The Reservoir Group seeks to make direct acquisitions or co-invest with successful investors throughout the Southeastern United States. The current focus is on opportunistic single and multifamily properties in secondary and tertiary markets located in the Southeast; however, TRG will consider co-investments in all product types if the operating partner has a successful track record.
Asset Management
The Reservoir Group and our partners recognized a void in the market for a quality asset manager that will act as a true fiduciary for it's principal investors. There are many firms that offer a full spectrum of services, but with tens of thousands, or even hundreds of thousands of units under management, these large firms often do not provide the attention that your capital deserves. With our leadership, strength, and access to strategic partners, TRG is able to implement effective strategies to enhance an asset’s value and deal with an array of complex issues. Each transaction is handled by one or more of our partners, not a satellite office or entry level analyst.
Development
The Reservoir Group is able to offer a full spectrum of development and construction services. We have teams with over 60 years of combined single-family and multifamily experience, who have built over 14,000 units.
We can also assist customers with the coordination of feasibility studies and market analysis, budgeting, specific entitlement procurement, and product concept design. We will also attend all local government meetings and facilitate permits, plans, and plat approvals.
